The community wishes to extend a warm welcome and thank you for choosing to make the Villas of Calavera Hills your new home. This is a quick reference page for the commonly asked questions for new homeowners.
Trash and Recycling: pickup day for trash and recycling is Wednesday. For more information, refer to the Homeowner Information Booklet on the Documents page of the website.
Parking/Towing: Each home has a garage and one reserved parking spot. Residents should not use visitor parking at any time.
Association Assessments: Payments are currently $250 (effective August 2009) and are due monthly. The management company, Association Management Group, sends out monthly bills and collects assessments. Part of this fee covers landscaping, pool service, general maintenance, water bills and trash/recycling pickup. In addition, association fees cover the ongoing cost for maintaining private streets and long term replacement of common property items. You are encouraged to sign up for the direct withdrawal option, which eliminates the need to send checks. To find out more, see our Management section.
Mail Service: Mailbox clusters are located on Chatham Road. Ensure that you get the mailbox number and key from the previous homeowner as addresses are not on displayed on the mailboxes.
Disclosure Packet: You will receive a packet of information from the property manager that contains the association governing documents. Please become familiar with this information as it outlines the bylaws, rules/regulations, architectural guidelines and association financial statements. Many of these documents are also available on the website on the Documents page.
Local Information: Information about the area and local services, including utilities, can be found on the Helpful Links page.
