2/12/2010 RECONSTRUCTION WEB UPDATES FROM GENERAL CONTRACTOR - The general contractor for the entry deck reconstruction project, Reconstruction Experts Inc, is hosting a web page with brief updates on the project. SPECIAL ASSESSMENT - NOTICE FOR HOMEOWNERS WHO PAY VIA EFT - Please note that if you pay your monthly homeowners dues via EFT (electronic funds transfer) that your $880 per month (for five months) special assessment payment will not be automatically deducted. Please contact Association Management Group immediately if you have not mailed in your Special Assessment payment for January 2010. We apologize for any confusion caused to homeowners who pay via EFT.

RECONSTRUCTION UPDATE - 1/17/10 - The Board is scheduled to approve a construction contract with Reconstruction Experts Inc at their January 21, 2010 Board Meeting. The first of the Special Assessment payments was due January 1, 2010. Construction is anticipated to begin in the first week of February 2010. The project will be completed in five phases. The first phase is on Winthrop and Seaside and may take 6 weeks. Homeowners on Winthrop and Seaside will hear from construction liaison Joannie Eide before construction begins and will be provided with information on the schedule and any distruption to entry to their homes. We understand that this will be a disruptive process and ask for your patience as construction occurs on your street.

SPECIAL ASSESSMENT BALLOT UPDATE - 12/23/09
The Special Assessment Ballot passed in November 2009 and a special assessment of $4400 will be levied on each homeowner at the Villas to pay for the Entry Deck Reconstruction Project (Phase II Part 2). First payment of $880 will be due January 1, 2010 and the special assessment fee will be billed with your monthly homeowners association dues. Homeowners can pay in 5 equal payments or in a lump sum. If you are concerned that you cannot meet the payment schedule please contact Association Management Group in writing before January 1, 2010. All homeowners are subject to the assessment and will be required to pay the full assessment but the Board will consider hardship claims on a case by case basis and may extend payment options for a limited number of homeowners. Please note that an extended payment plan will result in additional fees attached to the special assessment. Non-payment will result in action under the Villas Assessment Collection Policy.
